Terms and Conditions
RATES are inclusive of Florida sales taxes, cleaning prior to your arrival and after departure as well as our utility bills such as water, electricity, cable TV, internet and phone. Please keep sliders and windows closed when using AC. For bookings 5 days or less a cleaning fees of $140 should be added to the total fees.
OCCUPANCY: Any unauthorized occupancy by more people than the number listed on the reservation will be subject to loss of security deposit and immediate termination of rental agreement. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.
CHECK IN: Check in to the Villa is after 4:00 pm on the date of arrival as shown on the Rental Agreement, Booking Confirmation or Registration Form. At the sole discretion of the Management Company, any Guest arriving to collect keys before that time may be refused. Within 24 hours of arrival at the Property, the Guest agrees to complete the Registration Form and return the signed form to the offices of the Management Company within one working day.
The office is located only 4 minutes from the villa in the Publix Supermarket area (see Welcome Binder for directions). Failure to return the Registration Form will be deemed confirmation that the Guest accepts the Property as found, and accepts responsibility for all damages or loss found at the Property on departure of the Guest.
CHECK OUT: Check out is on the date of departure as shown on the Rental Agreement and Registration Form at 10:00 am. All keys must be placed back into the lock box on the date of departure after securing all doors and windows. In the event that it is found that the Guest has not departed the Property on the date of departure at the due time, then the Guest will pay a penalty charge of one day’s rental.
DAMAGES AND RESPONSIBILTY: The Guest agrees that the Company or the Owner can charge additional fees to cover: • Early arrival or late departure charges • Non-return of keys • Loss or breakage of inventory items • Damage to the Property or its equipment • Unauthorized Pets
Where loss or damage to the Property, the inventory, or equipment exceeds $500, the Management Company or the Owner will bill the Guest for the shortfall, and the Guest agrees to pay within 14 days. In the event that the Guest fails to pay any such shortfall, the Owner or Management Company reserves the right to exercise any legal remedies to pursue the amount owed from the Guest. Where the Management Company finds damage or loss to the Villa following the Guests departure that, in the view of the Company, constitutes malicious or wanton damage, the Company reserves the right to notify law enforcement authorities and prosecute, in addition to billing the Guest for the full amount of repair or replacement, and the Guest agrees to pay within 14 days. Please report any damage which occurs during your occupancy. Damage discovered after your departure and not reported to the local Management company will be subject to a $100 surcharge in addition to the cost of repair.
INSURANCE: It is strongly advised that cancellaton insurance is contained within your travel insurance and taken out at the time of booking.
FORCE MAJEURE: The owner's or Management Company cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (eg strikes, floods, closure of airports, weather conditions or other events beyond our control).
LIABILITY: The owner's or Management Company do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. All use of equipment and swimming pool are used at the guests’ risk. Children should be supervised at all times. Additionally it is advised that guests do not enter the villa with wet costumes as chlorine will damage carpets and furnishings.
INVENTORY ITEMS: No inventory item is to be removed from the villa. Any breakages or damages must be reported to the Management Company immediately.
BARBEQUE: This is provided as an extra amenity. Please follow the operating procedure provided in the 'BBQ use Binder' which is kept in the villa. It is not part of the cleaning team's duties to clean this item. If it is reported dirty then a $50.00 fee will be charged against your Security Deposit. This is the charge we have to pay the cleaners to clean the BBQ. As a courtesy to next guest please refill gas tank from Super Wal-Mart Garden Center (see amenities page for location). It costs approx. $20 to refill. Please keep tank valve closed when BBQ is not in use.
SMOKING: THE VILLA IS STRICTLY NON-SMOKING: This keeps the villa clean and odor free avoids triggering the sophisticated smoke detecting system and is for your safety. Smoking is permitted in the patio area. Please use ash tray and dispose properly.
FIREARMS: UNDER NO CIRCUMSTANCES ARE FIREARMS OR WEAPONS OF ANY NATURE ALLOWED IN THE VILLA.
ANIMALS & PETS: NO Animals and Pets.
COMPLAINTS: In the unlikely event of a complaint during your stay please contact our local Management Company immediately. The management will deal with all complaints reported, if the outcome is not satisfactory you should report this in writing upon your return. Any complaint not reported to the management company during your stay will not be considered after your stay.
